Ocean City is one of the four districts of the Ocean City metropolitan area. As of the 2010 United States Census, the district's population was 24,074. The population estimate as of 2016 was 23,528, reflecting a decline of 546 (2.3%). The district contains the neighborhoods of Marmora, Seaville, South Ocean City, and Downtown Ocean City. While Marmora and Seaville are suburban and rural in nature, Ocean City proper is a resort town with a dense urban population during the summer and a small year-round population with a high rate of seasonal vacant housing.

There were 10,270 households in Ocean City as of 2010, reflecting an average household size of 2.33. 6,723 (65.5%) of these households could be considered families, with 5,561 (54.1%) being married-couple families.

There are 26,545 housing units in Ocean City. Of these, 10,270 (38.7%) are currently occupied. 7,802 (76.0%) are owned, while 2,468 (24.0%) are rented. 7,011 (26.4%) units occupy multi-unit structures, 18,296 (68.9%) are single-unit structures, and 1,229 (4.6%) are mobile homes, boats, RVs, or vans.
