Madinaty (Arabic: مدينتى  Egyptian Arabic pronunciation: [mæˈdenti], "My City") is an 8000 acre real estate development project, in the New Cairo satellite city,[1] in the Eastern Area of Cairo, Egypt.[2] Known for its modern infrastructure and family-friendly environment, Madinty has become a desirable residential area for many families and professionals. Developed by the Talaat Mustafa Group (TMG), Madinty is widely known among the people of Egypt as one of the best places to live in the country. Overview

The project is developed by the Arab Company for Projects and Urban Development SAE, a subsidiary of the EGX listed Talaat Mostafa Group Holding which is ultimately majority owned by the Egyptian Talaat Mostafa and the Saudi Bin Laden families.[1] The Master Planners are HHCP Design International, Inc. The landscape architects are the SWA group. Construction began in July 2006.

The contract by which the land was granted to the company was challenged in Egyptian courts. Egyptians were angered that the land had been sold below current market value to Talaat Mostafa Group during Mubarak's rule.[3]

Madinaty is being built over an area of 3,200 hectares (8,000 acres), with a total budget of 800 billion.[4]

In 2016, around 3900 residential units were sold in Madinaty by the Ministry of Housing.[5]

Madinaty has wide streets and the city is designed in terms of sub-compounds where each sub-compound has its facilities in terms of supermarkets, a mosque, an outpatient clinic, and public parks for children to play in and families.

Madinaty’s apartments are designed with eight floors, each equipped with elevators. The architectural design of the buildings varies across different sub-neighborhoods (referred to as “B” for Buildings), offering unique exterior and interior aesthetics. When purchasing an apartment, residents can choose between a parking lot view or a garden view. The community includes landscaped gardens where children can play on grass and residents can enjoy leisurely walks. These gardens feature various plants and trees, which are automatically watered daily. Each group of four apartments has its own security guard, ensuring a safe living environment.

In addition to apartments, Madinaty offers a selection of villas, which also vary depending on the sub-neighborhood (referred to as “V” for Villas). The villas range in size, with some being large and others smaller, and each comes with its own road. Many villas are situated along the same street, and each has its own security guard. All buildings and villas in Madinaty include multiple balconies, providing residents with outdoor spaces to enjoy.

Madinaty is currently developing Privado by Madinaty, a private neighborhood with gated access. This future project will feature unique building designs, with long balconies spanning multiple rooms and double-floored apartments. Privado will include its own mini playground within the sporting club for children. A tunnel will connect Privado, B10, B12, the future project B15, and the future project The Spine—an area designated for corporate offices with restaurants and cafes, to other areas of Madinaty, including B1 which is considered the heart of Madinaty. Unlike the rest of Madinaty, Privado will not contain villas. True to its name, the apartment buildings in Privado are designed with a tilted layout, preventing direct lines of sight between units and ensuring a high level of privacy. In addition to the expansive gardens, Privado will feature flowing rivers that enhance the community’s atmosphere.

Madinaty offers a comprehensive transportation system designed to facilitate easy movement within the community and to various destinations in Cairo. The neighborhood features its own dedicated bus line, which operates routes to and from many different locations throughout Cairo, making it convenient for residents to access the larger city.

Within Madinty, smaller buses run throughout the sub-neighborhoods, providing residents with easy transportation to key locations such as malls, sporting clubs, and parks. This internal bus service enhances mobility, ensuring that all areas of the community are accessible.

The final stop for all buses is the Universal Bus Stop, a central hub where residents can transfer between different bus lines or take a moment to enjoy a quick snack at nearby vendors. This convenient setup promotes a seamless transportation experience for residents and visitors alike.

History

Madinaty was conceived as part of a broader vision to create a modern urban community that would address the growing housing demand in Egypt, particularly in the greater Cairo area. The project was initiated by the Talaat Mustafa Group (TMG), one of Egypt’s leading real estate developers, in collaboration with various planning and architectural firms.

Early Development:

Construction of Madinaty began in July 2006. The project aimed to provide a comprehensive living experience, combining residential, commercial, and recreational spaces within a master-planned environment. Initially, the land was acquired under a controversial contract during the presidency of Hosni Mubarak, which sparked public outrage due to concerns over the sale of state land at below-market prices. Legal challenges arose, but the project proceeded amidst these disputes.

Progress and Growth:

Despite the initial controversies, Madinaty quickly gained popularity as a desirable residential area. Over the years, Madinaty has expanded its offerings, adding numerous amenities and facilities. The development of commercial centers, parks, schools, and healthcare services transformed it into a self-sufficient urban environment. The community has seen continuous growth, with additional residential units and facilities being constructed to meet the needs of its residents.
